TK Calvert is a value-add commercial real estate investment firm focused on transforming underperforming, misaligned, and underutilized properties. We create value through strategic repositioning, adaptive reuse, entitlements & land use expertise, in addition to hands-on asset management across the Washington, D.C. metro area and Charleston, South Carolina.

Since 2013, TK Calvert has focused on industrial, office & retail assets within the path of development. By identifying opportunities that are out of alignment with market demand, we have been able to enhance value with thoughtful intervention that also benefits the surrounding community.

We invest proprietary capital and form partnerships with private investors and family offices to capitalize on value-add opportunities. In select cases, we structure joint ventures with sellers to align interests and share in upside potential.

Structured and advanced an entitlement strategy enabling the conversion of a flex asset into a by-right residential development site.
Completed lease restructuring, achieved stabilized occupancy, and secured full entitlements for mixed-use redevelopment.
